6 steps to selling your home

Once you’re ready to sell, here’s what to expect.
You’re ready to sell your property. And, while you’re looking forward to seeing the word “SOLD” posted from the curb, you know there’s a lot to consider along the way. One of your first decisions is to select a real estate company and real estate agent who’ll join you in the process.
But what’s next?
Step 1: Planning Phase
- Listing Agreement: contractural agreement for your realtor to list your property on the MLS (multiple listing service)
- Seller completes disclosure package: get inspections performed on the home, seller discloses information about the property, etc.
- Realtor opens pre-escrow
- If needed, Realtor coordinates repairs and updates of home
- Realtor coordinates professional photography of home
Step 2: Off-Market Preparation
- Internet, network, and client-based promotion
- Color brochures
- Top agent network posts of off-market listings
- Call area-specific agents to inform them of an off-market listing
- Dedicated property website
- Coming soon open house newsletter
Step 3: Advisory Phase
- Finalize pricing strategy
- Finalize Color brochures
- Publish disclosure package
- Saturday / Sunday open house
- Email blast to agents and brokers
Step 4: Agency Phase
- Daily status reports
- Continuous marketing
- Follow up with all parties
- Weekend traffic report
- Review offers
- Negotiation
- Execute Purchase and Sales Agreement
Step 5: Diligence
- Work with Appraiser to provide support of value
- Assist with the closing procedure as per owner’s request
Step 6: Post Sales Checklist
- Introduction to Escrow Officer
- Escrow coordination
- Signing at title
- Transfer of title
- Disbursement of funds to seller
- Keys and garage remotes are given to new owners
